This property may seem perfect, but under the surface it is anything but.

The Agent seems to be prudent in misleading customers insisting there is nothing wrong albeit refusing to allow a surveyor to assess. The agent eventually admitted to movement at the property only after an independent surveyor was finally permitted to attend the property after many requests.

This property is suffering from unusual settlement/subsidence. I must advise you that in my opinion this is likely to have an adverse effect on resale. I therefore urge you to consider with the utmost care whether you wish to proceed.

Higher than normal moisture readings were recorded on the internal faces of some external walls in a number of locations around the property. This is an indication that these areas have been affected by penetrating or rising damp. The areas have been listed below:

  • Staining and high moisture readings was noted to the wall in the master bedroom (see photos below).
  • High moisture meter readings were recorded in the dining room (see photos below). This is due to water penetration through the cracked render on the opposite side of the wall at the front entrance (refer to section 'D4 Main walls' for further information).
  • High moisture meter readings were recorded in the study room (see photos below). This is like due to the patch work (refer to section 'D4 Main walls' for further information).
  • High moisture meter readings were recorded to the wall in the living room (see photos below). This is suspect to be due to rising damp.
  • High moisture meter readings were recorded to the wall in the hallway (see photos below). This is suspect to be due to rising damp.

In addition to the above, unusual settlement cracking was noted to the main walls as listed below.

Most buildings are subject to slight settling down over the years as subsoil consolidates and adjusts to changes in ground conditions. This will frequently result in limited differential movement, which is often expressed as minor cracking and is not of structural significance. However, in this instance the unusual settlement cracking is beyond which we would expect to find on a property of this type. Hence, we recommend commissioning a structural engineer to further investigate the unusual settlement cracking to establish if the movement identified is progressive.
